A Rate Is Not a Complete Referral Brief

Capture consented payment context, the missing specialist, and the next owner.

Answer first. “Rate locked” is not enough context for a clean buyer referral. The receiving agent needs the client-authorized housing decision, lender relationship, current total-payment question, and a named next action.

The five-line financing handoff

  1. Client decision and geography, using the client's own neutral criteria.
  2. Budget language exactly as the client stated it: price, total monthly housing target, or unresolved.
  3. Lender status: not chosen, conversation started, preapproval reported, or written estimate available.
  4. Known cost questions: escrow, mortgage insurance, dues, insurance, taxes, or assessments—not answers invented by the referring agent.
  5. Consent, next owner, and date.

Share the status, not the file

A note can say “client reports a current Loan Estimate and wants to compare total housing cost.” It usually should not attach a preapproval, Loan Estimate, tax return, bank statement, government ID, or account details without client authorization and an approved secure channel.

Weak: “Great rate, ready to buy in Vegas.”

Useful: “With client consent: Nevada purchase; detached home; total monthly housing target is the decision constraint; current lender estimate reported; dues and insurance unresolved; receiving agent calls Tuesday; lender owns loan terms; referring agent checks contact Wednesday.”

FAQ

Should the referring agent quote the client’s rate?

Share only client-authorized context needed for the handoff, label the source, and avoid presenting it as a current offer or recommendation. The lender owns loan terms and qualification.

Should a Loan Estimate be emailed with the referral?

Not by default. Share only what the client authorized and use an approved secure channel when a sensitive document is genuinely required.

When is the handoff complete?

After the receiving agent confirms contact, scope, and the next real-estate action—not when the introduction is sent.
