Referring agents handing off a buyer or seller whose roof concern must reach the receiving agent intact and on time

A Real Estate Referral Checklist for Roof-Inspection Questions

Use a real estate referral checklist to preserve consent, license status, the roof question, evidence, deadline, specialist boundary, and next action.

A real estate referral checklist should preserve the client’s actual roof-inspection question, not reduce it to “buyer has concerns.” With the client’s consent, verify the receiving licensee, identify the property and deadline, distinguish observed facts from seller statements and open questions, name the separate inspector or contractor lane, and obtain an acknowledged next action.

Get consent for the specific handoff

Confirm what the client wants transferred, which contact and property details may be shared, who may receive them, and how the client prefers to be contacted. Limit the handoff to necessary information and record the consent in the permitted system.

Verify the receiving licensee and service fit

Use the current Nevada Real Estate Division license tools when Nevada credentials are relevant. Confirm the receiving agent’s brokerage, active status, market and property-type fit, availability, and responsibility for coordinating—not personally deciding—inspection, contractor, legal, insurance, or engineering questions outside the licensee’s role.

Transfer evidence status, not conclusions

State the exact roof question, inspection date, method if known, reported limitations, visible observation, seller statement, available document, missing record, transaction deadline, and client priority. Label each item as verified, client-reported, seller-reported, document-supported, pending, or unavailable.

Name the specialist lane and deadline

Identify whether the next step belongs with the home inspector, roof contractor, engineer, HOA, insurer, lender, attorney, or another qualified professional. The agent can coordinate the process without presenting a specialist conclusion as their own. Include access, document, and contract deadlines.

Close the communication loop

Require acknowledgement from the receiving agent: accepted contact, first client touch, responsible owner, next action, and follow-up time. Tell the client who now owns the next step. Follow up without duplicating instructions or moving private records outside approved channels.

Example: “the inspector saw a loose tile”

The handoff states the client’s concern, property, inspection date, observation method and limits if known, photograph or report availability, seller response, contract deadline, and requested specialist coordination. It does not translate one loose tile into a roof diagnosis or promise a repair outcome.

FAQ

What belongs in a real estate referral checklist?

Include client consent, verified receiving licensee and brokerage, property, decision, deadline, evidence status, missing records, specialist boundary, accepted next action, first contact, and follow-up owner.

Should the referring agent interpret a roof inspection?

Do not exceed the agent’s scope. Transfer the report and the client’s question accurately, label evidence and limitations, and route technical conclusions to the appropriate inspector, contractor, engineer, insurer, lender, attorney, or other professional.

How do I know the referral handoff was completed?

The receiving agent acknowledges acceptance, contacts the client, owns a defined next action, records the deadline, and reports the status through the agreed channel. A sent introduction alone is not proof of continuity.

Primary sources and limits

General education only. A listing, seller statement, disclosure, photograph, dry-day observation, inspection note, invoice, permit record, warranty, contractor bid, insurance record, or exchange structure does not by itself establish complete roof condition, remaining life, water tightness, code compliance, repair quality, future cost, insurability, lender acceptance, or investment performance. Confirm the exact property, roof areas, materials, observation method, access limits, covering, flashing, penetrations, ventilation, drainage, soffits, fascia, attic and ceiling evidence, prior work, approvals, warranties, claims, responsibility, estimates, repairs, and documentation with the seller, owner, tenant, HOA, inspector, qualified contractor, engineer, building authority, lender, insurer, attorney, CPA, and qualified intermediary as appropriate. No individualized legal, tax, contract, engineering, lending, insurance, privacy, compliance, securities, or investment advice is provided.
