Transfer the Financing Status, Not a Rate Promise

Transfer the client’s authorized financing status, source date, lock expiration, closing dependencies, and a verified receiving professional.

A referral note that says “the client has a 7% rate” can become wrong before the receiving agent opens it. Freddie Mac’s weekly average is not the client’s loan, and CFPB says the Loan Estimate identifies whether a rate is locked and when the lock period ends. The safe handoff preserves authorized, dated status and the person responsible for the next update—without the referring agent quoting, interpreting, or promising loan terms.

Capture consent before financing context

Ask what the client authorizes the referring agent to share. The handoff can state the lender or loan officer contact, preapproval or application stage, whether the client reports a locked or floating status, the source document and date, any known expiration, target closing, and the next lender-owned task. Avoid sending account numbers, credit details, income documents, or other sensitive records through an ordinary referral note.

Verify the Nevada receiver and the next owner

Use the Nevada Real Estate Division License Lookup to confirm the receiving agent and broker status before transferring client details. Name who will contact the client, by when, and who will ask the licensed lender for current written loan status. “Receiving agent will verify with lender by Friday” is a continuity step; “rate is guaranteed” is not.

Keep the handoff inside scope

The referring and receiving agents can coordinate the property search, contract timing, and communication owners. The lender owns qualification, rate, lock, extension, disclosure, and underwriting questions. Tax, legal, insurance, title, appraisal, and inspection matters stay with their qualified professionals. A handoff should make those boundaries easier to see.

Example: a stale screenshot becomes a promise

A client shares a week-old screenshot showing a discussed rate. The referring agent does not restate it as approved or locked. With consent, the referral note records the screenshot date, marks lock status unverified, names the lender contact, and asks the verified Nevada receiver to coordinate a current written update before a contract timeline relies on it.

FAQ

Should a referring agent quote the client’s mortgage rate?

No. Preserve only client-authorized, source-dated context and route current loan terms to the licensed lender.

What belongs in the rate-status handoff?

Source and date, reported lock or floating status, known expiration, target closing, lender contact, client consent, and one named next owner.

How should the Nevada receiver be checked?

Use the Nevada Real Estate Division License Lookup for current agent and broker status before transferring client information.

Primary sources and limits

General education only. A national weekly mortgage average does not establish a borrower-specific quote, qualification, approval, rate lock, payment, or closing outcome.
